Adelaide Campus Becomes 100 Homes Plus Green Space

A historic university campus in Adelaide, Australia just became a blueprint for solving two problems at once: the housing crisis and disappearing green space.

The 15-hectare Magill campus, no longer needed after two universities merged, will be split down the middle. Half becomes housing for young families. Half stays green forever.

South Australian Premier Peter Malinauskas announced that 100 homes will rise on three hectares east of St Bernards Road starting next year. At least 20 of those homes will be sold at affordable prices, giving eastern suburbs families a chance to stay in their community.

The other half of the campus gets protected as open space. The historic Murray House and the land around Third Creek will remain untouched for community use.

Local group Magill Matters had been preparing a petition to save the campus when they got the news. "We're really excited for our community for this outcome," said member Denise MacGregor. "It's about finding a balance and keeping our green space."

The site will also include retirement living and aged care facilities up to five stories high, creating housing options for multiple generations in one thoughtful development.

The Bright Side: This could be a model for cities worldwide wrestling with the same dilemma. Premier Malinauskas put it simply: blocking all development might feel good, but doing it "project after project" creates housing supply crises. Young families need somewhere to live. Communities need nature. Smart planning gives them both.

The state purchased the campus for $64 million in 2023 as part of the university merger deal. Now that investment becomes homes for families who might otherwise be priced out, plus preserved nature for everyone.

One balanced decision just created space for hundreds of people to thrive.
