Charlotte's job boom isn't happening in isolation. It's fueled by the largest migration wave hitting the Carolinas in recent memory.

North Carolina led the entire nation in domestic migration from July 2024 through July 2025, gaining more than 84,000 new residents from other states. People are choosing Charlotte over traditional boom towns in Florida and Texas, where rising costs have started pushing residents away.

The real estate numbers back this up. Charlotte consistently ranks in the top three nationally for office leasing and absorption, competing directly with cities twice its size like New York and Dallas.

McShane believes Charlotte hit a sweet spot of affordability, quality of life, and opportunity. The region now has a civilian labor force surpassing 1.5 million workers, creating a talent pool that attracts even more companies.

The region spans 14 counties across North Carolina and South Carolina, all anchored by Mecklenburg County. This geographic advantage lets Charlotte offer suburban affordability while maintaining urban amenities.

While McShane cautions that 2025's record-breaking pace might see some revisions as preliminary data gets finalized, he's confident about Charlotte's trajectory. "Because of the amount of population growth we've had here, Charlotte will continue to outperform."

The momentum heading into 2026 looks strong, with major companies already committed to expansion plans and workers continuing to relocate from across the country to call Charlotte home.
