Historic Warkworth Villa Finds Local Buyers for $3.4M

When the gates opened at The Riverina's only public viewing, 300 people were already waiting to step inside the story they'd grown up hearing about.

The derelict 1901 Italianate mansion in Warkworth, New Zealand, hadn't been on the market since 1969. For decades, locals had knocked on owner Beverly Simmons' door just to peek inside, and she'd graciously shown them through.

Now the historic concrete villa has found new stewards. A locally based couple with heritage restoration experience paid $3.395 million for the 5.8-hectare property, and they're planning to bring the old beauty back to life.

The mansion was built by industrialist Nathaniel Wilson using an unconventional concrete mix. Clay fired in a pit of burning pūriri logs was combined with lime, creating 230mm-thick walls that have stood for 124 years.

Real estate agent Dianna Coman of Bayleys called it the career highlight. "It felt like the whole town came for a look," she said, describing perfect weather, refreshments, and locals sharing stories like an impromptu reunion.

Hundreds of people named Wilson called claiming family ties to the original owner. The funny part? None of them knew each other, despite their shared heritage.

The Ripple Effect

The new owners aren't just saving one building. They're creating "the most beautiful, north-facing lifestyle sites with heritage trees" on the non-heritage portions of the land, with The Riverina as the crown jewel anchoring the community.

The mansion's original fretwork, soaring ceilings, and double-level verandas remain intact beneath peeling wallpaper and a 1970s kitchen. Its Category 2 Heritage New Zealand listing ensures the restoration will honor its past.

The property has witnessed plenty of history beyond garden parties. During the 1940s, the US Army occupied it, using Wilson's old cement works nearby as a demolition training site.

When the Simmons family bought it in 1969, they found rubbish throughout and a dead sheep in the front room. Now it gets a fresh chapter with owners who see its potential and have the skills to realize it.

Sometimes the best custodians for our shared history are the neighbors who've loved it from afar all along.
