Gurgaon Mandates EV Chargers in Every New Building

Gurgaon just solved one of electric vehicle ownership's biggest headaches by making charging infrastructure as standard as parking spaces. Starting now, every new residential and commercial building in the Indian city must include EV charging points built right into the design.

The new rule from Haryana's Department of Town and Country Planning sets clear requirements. Commercial buildings like offices and malls need one charging point for every three parking spaces. Residential buildings need one charger for every five spaces.

This shifts EV charging from luxury amenity to basic feature, much like elevators or fire exits. "For Gurgaon, it means a standardised, legal blueprint for EV vehicles," said Jitender Yadav, director at Roots Developers.

The regulation includes a smart incentive for developers. Charging infrastructure won't count against Floor Area Ratio calculations, meaning builders can add charging facilities without losing profitable space. This removes a major financial barrier that previously discouraged installation.

Developers are already embracing the change as future-proofing their properties. Ashish Jerath from Smartworld Developers calls it "a welcome step that aligns with the growing adoption of electric vehicles and India's sustainability goals." Early estimates suggest the added costs won't significantly impact property prices or rents.

The Ripple Effect

This mandate creates a domino effect beyond convenience. Properties with built-in charging become more valuable and attract better tenants. Landlords gain new revenue streams from charging fees.

The environmental impact multiplies as charging anxiety disappears. When people know they can charge at home and work, electric vehicle adoption accelerates naturally.

Other Indian cities are watching closely. If Gurgaon's model succeeds, it could become the blueprint for urban planning across the country's rapidly growing metropolitan areas.

The regulation permits charging in basements and ground floors with proper fire safety measures. Draft guidelines from the fire services department outline ventilation requirements and thermal detection systems to address battery fire risks. Developers say clear safety protocols will be crucial for smooth implementation.

Yashank Wason from Royal Green Realty notes that premium developments may even command higher prices with EV infrastructure included. "Gurugram could strengthen its position as a future-ready real estate hub where EV-enabled infrastructure becomes a key differentiator," he said.

The transformation happens building by building, but the vision is city-wide. Within a few years, finding an EV charger in Gurgaon could become as easy as finding a light switch.
